After I have reached Research level 8 - Orcs & Goblins, will I no longer need and can sell all my fairy production buildings and portal?

There can be some story line quests that ask you to sell the portal so I would check that first. Other than that, you will not need your previous chapter production any more, unless you want to upgrade all your path as some use guest race production.
